Paul M. Stelzer - President
Appleton Corporation - An O’Connell Company Division

Paul Stelzer oversees all functions of Appleton Corporation, and is responsible for the successful management and strategic direction of the company. Mr. Stelzer’s almost 40 years of industry experience includes the financing, acquisition, development and management of commercial, multi-family, retail, and special use properties for both The O’Connell Properties portfolio and other property owners across New England. Mr. Stelzer directs a staff of 130 employees and the company is currently responsible for two million square feet of real estate assets, which includes the Springfield Technology Park.



Mr. Stelzer has served as a board member and chair for various local and regional committees, and is currently vice chair of the Elms College Board of Trustees; a member of the Regional Employment Board of Directors, and Springfield Business Leaders for Education. Mr. Stelzer holds an MBA from New Hampshire College and Bachelor’s Degree from the University of New Hampshire.

Gregory Dubreuil - Controller
Appleton Corporation - An O’Connell Company Division

Gregory Dubreuil brings three decades of accounting and tax experience to Appleton Corporation where he serves as Controller. Prior to joining Appleton Corporation, Mr. Dubreuil held similar positions in the construction, real estate and recreation industries with other O’Connell subsidiaries. In his role as Controller, Gregory oversees all financial activities of the organization and portfolio as well as providing asset management services to third party owners and Boards. He is a Massachusetts Licensed Certified Public Accountant and a Certified Management Accountant.



Gregory is a graduate of Holyoke Community College and American International College where he earned his Master of Science in Accounting and Taxation. He serves on the Holyoke Community Business Advisory Board, the South Hadley Electric Light Department Board of Commissioners and is a member of both the Massachusetts Society of Certified Public Accountants and the Institute of Management Accountants.

Robin Rupp - Vice President
Appleton Corporation - An O’Connell Company Division

Robin brings over three decades of experience and expertise in the areas of residential multi-family property and portfolio/asset management to Appleton Corporation. In her role as Vice President, Ms. Rupp serves as the liaison between the company owners and regulatory agencies to ensure the successful management of corporate assets. Robin oversees day-to-day operations of the multi-family residential portfolio, provides direction to the compliance, marketing and resident services divisions and is responsible for the preparation and implementation of annual operating budgets and capital planning. She also promotes training and development of newly hired employees.



Prior to joining Appleton Corporation, she held leadership positions at Centerline Capital Group and Boston Financial Group. Ms. Rupp is Tax Credit Certified by the National Center for Housing Management & Spectrum and is a Certified Occupancy Specialist by the National Center for Housing Management. She pursued business studies at Manchester Community College.

Joanne Gagnon - Assistant Vice President
Appleton Corporation - An O’Connell Company Division

Joanne Gagnon has served as the Assistant Vice President of Appleton Corporation for the past decade. In her current role, Ms. Gagnon mentors and coaches property managers of several O’Connor Senior Living properties, drawing from her more than three decades of professional experience. She also is charged with the preparation of budgets, review of financial performance, planning and implementation of capital projects and employee matters including administering performance reviews and serving on the Health & Wellness Committee. Prior to joining Appleton Corporation, she served in leadership positions at The Dartmouth Group, Cadorette Property Management, Samuel D. Plotkin & Associates and the Boston Financial Technology Group.



Ms. Gagnon is associated with the Institute of Real Estate Management, Community Associations Institute, New England Adjustment Managers Association, National Asset Management Association, National Center for Housing Management, Spectrum, the National Association of Realtors and the Realtor Association of Pioneer Valley. She is a long-time supporter of and volunteer at St. Anne’s Parish, having served on both the Parish and Finance Councils and the Maintenance Committee.

Matt Flink - Regional Facilities Director
Appleton Corporation - An O’Connell Company Division

Matt Flink has been on the Appleton Corporation team since 2012. In his role as Regional Facilities Director, he is charged with a very broad scope of responsibilities for the physical management of 30 owned and/or managed properties totaling 2.6 million square feet. In addition to overseeing capital projects, Mr. Flink is an active participant on the Senior Management Team and Emergency Preparedness Committee.



Mr. Flink earned his Bachelor of Arts in Finance with a concentration in Real Estate from the University of Illinois. He is a LEED® accredited Green Associate and licensed by the Corporate Real Estate Council and U.S. Green Building Council. In his free time, Mr. Flink serves as an Assistant Football Coach for the Belchertown High School Orioles.

Jennifer Murphy - Regional Property Manager - Commercial

Jennifer Murphy brings more than two decades of experience to Appleton Corporation where she serves as the Regional Commercial Property Manager. Prior to this role, she was the Assistant Secretary of Gateway Cities for the Commonwealth of Massachusetts Executive Office of Housing and Economic Development. Jennifer is charged with collaborating with owners, design specialists, leasing agents and property managers to establish overall project goals and participates in and oversees capital expenditures.



Ms. Murphy holds a Bachelor of Arts in Political Science from Merrimack College in North Andover, Massachusetts.

Donna Coyle - Director of Resident Services Division and Marketing
Appleton Corporation - An O’Connell Company Division

In her role as Director of Resident Services and Marketing at Appleton Corporation, Donna Coyle’s primary duties include supervising resident services of multi-family residences in the portfolio, hiring and training of Resident Service Coordinator (RSC) Staff and oversight of RSC budgets. She also initiates Appleton’s marketing and advertising efforts by placing advertisements and showcasing properties, oversees website development and prepares Affirmative Fair Housing Marketing Plans, as needed.



Ms. Coyle has nearly two decades of senior and disabled housing experience and is affiliated with such professional organizations as the Massachusetts Association of Resident Service Coordinators in Housing, the New England Resident Service Coordinators Planning Committee and the Western Massachusetts Elder Care Professionals Association. She was certified as a Personal Care Assistant by Berkshire Community College and holds an Occupational Therapy Assistant degree from Springfield Technical Community College.

Jennifer Bednar - Compliance Director
Appleton Corporation - An O’Connell Company Division

For nearly a decade, Jennifer Bednar has served as the Compliance Director at Appleton Corporation. Overseeing 1,500 affordable housing units, Jennifer is responsible for performing internal audit reviews of each property and providing support to on-site managers through scheduled training and professional development. Additionally, she assures that all housing agency policies and regulations are administered.



Ms. Bednar is certified as an Occupancy, Management Occupancy Review and Tax Credit Specialist by the National Center for Housing Management and as a Certified Professional of Occupancy by the National Affordable Housing Management Association. She also is a Certified Credit Compliance Professional by Spectrum. Prior to joining Appleton Corporation, she worked in accounting, holding positions at the University of Massachusetts, O’Connell Development Group and Mt. Tom Ski Area. She holds a Bachelor’s of Business Administration from the University of Massachusetts and an Associate of Science Degree from Holyoke Community College.
